Reception Hours: Our reception is open from 8:30 am-5:30 pm Hours may change in peak seasons. 
Facility Hours: Open from 9 am - 8 pm Jumping cushion, indoor pool, ball court, games room, multipurpose room.


Cancellation and Covid Policy 

The following policy covers all requirements for cancellation. This includes but is not limited to car troubles, illness (including Covid-19), isolation/visited an exposure site, bad weather, and/or change of plans.  
 

Within 14 days of arrival date
A refund of the deposit paid less 50% of the total tariff.

15 + days of arrival date
Cancel and refund: refund deposit paid less 10% of the total tariff.
Transfer: Booking within 3 months with an administration fee of $30.
Bookings must be transferred to another date within 90 days of the previous arrival date. Prices vary depending on the booking rates of the new dates booked. Any increases must be paid for.
Special deals/offers - if the current booked special is not available within the new booked dates, we are unable to honour the original booked package.

 

No refund for early departure.

No Show – a forfeit of all monies paid.

 

3rd party booking cancellation, refer to 3rd party sites policies.

 

Beyond our control policy

This policy comes into place in the event/s of natural disasters, pandemics, closures, government rulings that are beyond the control of Anchor Belle Holiday Park and this means we are unable to honour tourist sites/cabin bookings for booked dates.
 

Booking transfer/credit: No administration fees incurred and credit to be used within 12 months.  

Booking cancellation and refund: Refund deposit paid less than 10% of the total tariff.

 

We recommend all travelers take out travel insurance.

Booking Terms & Conditions

  • 1.55% Surcharge applies to all card transactions- these are automatically applied from our provider and added to the transactions

  • Payment Cash, MasterCard, VISA, and Eftpos.

  • You must be at least 18 years of age to book. A parent or legal guardian, not just an adult, MUST accompany all guests UNDER 18.

  • Credit card details must be the same as the bookers. Guests agree that all information given for the booking is true and correct.

  • We always try our best to honour your requirements but do not guarantee any specific accommodation or site. We reserve the right to relocate any booking to an accommodation of the same standard.

  • Any damage to the accommodation or park property, theft, or extra cleaning costs will be charged to your credit card.

  • Rates are for two persons per room, per night, or total package on special offers unless stated otherwise.

  • Guests are required to provide photo identification, a valid credit card and complete a registration form pre-arrival or on arrival.

  • Extra persons/Visitors sharing the accommodation or campsite, when room allows are charged the extra person rate, per person, per night. Please arrange this prior to your booking and pay on arrival. You are responsible to ensure any visitors report to the office on arrival.

  • All special events, school holidays, and public holiday bookings are to be paid in full PRIOR to arrival.

  • Bookings may be rejected at any time if this information fails to meet these terms and conditions.

  • Membership Benefits cannot be applied retrospectively. No refunds will be processed after full payment has been received

  • We do not accept American Express/Amex, Diners cards, or cheques on arrival.

  • All rates are in Australian Dollars and include GST.
  • Booking Deposits: a 50% deposit of the total booking is required at the time of booking.
  • Bookings to be paid in full prior to arrival.
  • Special offers are not transferable, must be mentioned at the time of booking, and are subject to terms and conditions and availability.
  • All bookings are subject to availability.
  • MINIMUM 2 NIGHT BOOKING OVER WEEKENDS.

  • Guests are reminded that you are liable for any additional charges that may apply if cabins are left in an unacceptable condition and that all damages must be paid for.

  • You will be required to sign an acknowledgment of these conditions on arrival.

Registration and Payment: Park Guests need to register and pay any outstanding balances before proceeding into the Park. A credit or debit card will need to be held for all bookings. Cards will only be automatically charged for loss of keys, damage, or theft unless otherwise authorized. 
Lost key charges: $25 per key.

Excess cleaning fee:  $100 minimum.
Damages: $100 plus costs of materials minimum.
All accommodation is non-smoking, a minimum of $200 is charged for smoking in the accommodation. Ensuites are a  minimum charge of $100. All charges will be charged to your credit card for the additional cleaning costs.

Overnight Visitors must report to the office. Includes anyone staying with you or using your van in your absence. Visitors in the park after 9pm will be classed as an overnight visitor and charged accordingly. If arrival is outside of office hours, visitors must report to the office prior to 10am the next day. The appropriate fee will be charged to your account if payment is not paid on arrival.
Direct debit dishonour fee: $15.
Parking Penalty: $10 per day for vehicles not parked in designated areas.

Call-Out Fee: $30 if after-hours call-out is not an urgent matter or an emergency.

 

Guest Policy:

Infant 0 – 2 (1 infant free of charge, bedding not provided for infants).
Child 2 – 16 years charged per each.

Adult – 16 years and above charged per each.

Animal - Free of Charge (Sites ONLY).

CHECK-IN time is anytime after 2pm for townhouses, cabins, and ensuite sites. Powered sites are strictly from 1pm.

CHECK-OUT is by 10am.
If bookings allow, please pre-arrange early arrivals or late check-outs prior to arrival date - FEES APPLY.
Late check-outs are dependent on availability and need to be arranged prior to departure. A fee applies for all late check-outs.


Specials, Packages, Discounts & Promotions

  • Can not be used in conjunction with any other offers unless stated.

  • Exclusion periods may apply i.e: Public holidays long weekends, special events, peak periods.

  • Travel dates and minimum nights requirements may apply.

  • Prices on base tariff. Extra guest charges may apply.

  • Offer must be mentioned at the time of booking

  • Subject to availability.

  • Subject to change or be removed at any time.

  • No further discounts apply.

  • No entitlement of refund, reimbursements, or compensation in the event of our holiday park or facilities being closed due to upgrades, maintenance or close that may limit or force closures.


Promotional material: You and/or the children in Anchor Belle Holiday Park may be photographed for historical and marketing purposes. Please let management know if there is any reason you cannot be photographed.
Should your image be reproduced, you will have no interest in the copyright of the image, which is the sole right of Anchor Belle Holiday Park. You will not be entitled to financial reimbursement for participation in photographs and/or their subsequent publication.

Video surveillance/CCTV security cameras are installed throughout the park grounds and facilities. These are for safety measures in the event of any incidents or damages. Footage can be accessed by authorised personnel and passed onto the authorities if required.
 

  • A map of the park including emergency evacuation procedures will be given on arrival. It is your responsibility to make sure all of your parties are aware of this important information.

  • ONE CAR PER SITE - any additional cars will need to park on the nature strip outside of the park.

General:

  • Cot requests – Anchor Belle Holiday Park does not have cots or high chairs. 
  • PLEASE NOTE - we do not service your unit during your stay.

  • Late check-ins after 9.30 pm may not be accepted.

  • Please observe office hours in respect of sundry payments and registering visitors etc.

  • Bedding is provided to all booked beds – bunk beds not made.   

  • No pets are allowed in roofed accommodation.

  • Smoking - All accommodation is non-smoking.

  • Pool opening hours are from 9 am to 8 pm daily*. 
    Our pool is closed Victorian 3rd school term each year.
    A parent or guardian must accompany all children under the age of 12 in the pool at all times. You are responsible for the safety of your children whilst using the park facilities including the pool. There is no lifeguard.

  • The main BBQ camp kitchen is open from 8 am till 8 pm.

  • Other BBQ facilities are available within the park after hours.  

  • Park amenities are closed at sign-posted times for cleaning. Other amenities are available.

  • A separate key is available on request for our wheelchair-accessible facilities.

  • If you have an issue, please bring it to the attention of our office staff immediately so we can rectify the situation.

 

Bike Riding: 

  • Helmets must be worn at all times.

  • ​Children MUST be supervised by a parent/adult.

  • Parents are fully responsible for any damage or injury.

  • No riding after dusk.

  • Observe the park speed limit.

  • Exclusion zones apply - refer to our park map.

 

Your tent/van must be kept within the boundaries of your allocated site.
One car per site
No Boat or Jetski parking within park grounds.

Speed limit throughout the park is WALKING PACE ONLY - 5km
No fires/fire pits, open flame Webbers or charcoal BBQs

Do not erect a private clothesline other than a small temporary line, which is not within obvious view of others, and please remove it at the end of your stay.

Laundry facilities are provided and are coin-operated. Remove washing promptly from washing machines, dryers, and clotheslines.
Do not wash dishes or BBQs in the Laundry trough, baths, or basins.

It is the law to have smoke alarms be fitted to your caravan.

It is your responsibility to have adequate insurance on your property.

We expect noise to be kept to a minimum and cease by 10.30 pm. 
Respect others' privacy, peace, and quiet at all times.

Do not play hardball games and be mindful of other people’s enjoyment and property.

Maintain sufficient periodical supervision of children, to ensure that the children do not cause a nuisance or inconvenience to other occupants, management of employees of the park.
 

Boat Storage/Parking Area-Our boat storage/parking area can no longer be accessed. 
If your site/cabin allows, we are happy for you to substitute your car space and park your boat, jet ski or trailer in your car space and, park your car along Church Street. 
For our Annual sites, boats can only be stored at your site while using your van and not to be stored in your absence. 

  • Please remember we only allow one ‘car’ per site. Additional cars will need to be parked along Church street. We recommend bringing a lock for your trailers/boats/ jet skis in case these cannot be accommodated on the site/cabin allocated. For a secure boat storage area, we recommend contacting Seaview Holiday Park on 03 5952 2033 to arrange storage.

  • Strictly NO washing and flushing of motors. The carwash located next to the BP Station is the best place to do this. No major repairs are to be carried out on your boat. No bait or fish to be left in your boat. 



It is the caravan park owner’s policy to listen to or raise grievances in private during office hours. There is an expectation that an attempt has been made to resolve any dispute between occupants.

MANAGEMENT HAS THE RIGHT TO TERMINATE AT ANY TIME FOR FAILURE TO COMPLY WITH PARK RULES OR TO BEHAVE IN AN OFFENSIVE OR DISORDERLY MANNER.
